Ensure every item below is fully documented and signed off prior to contract commencement:

  • Estate Access & Security: Physical master keys, electronic fobs, intruder alarm codes, out-of-hours security contact protocols, and contractor parking arrangements.
  • Health, Safety & Asbestos: Active Asbestos Management Plan and location register, Legionella Risk Assessment, Fire Risk Assessment, and site-specific emergency evacuation plans.
  • Statutory Logbooks & Verification: Physical verification of on-site fire logbooks, gas safety inspection records, emergency lighting test sheets, and water hygiene temperature logs.
  • CAFM & Asset Data: Verified asset register loaded into the CAFM with assigned statutory PPM tasks, SLA response timers, and client escalation contacts.
  • Subcontractor RAMS & Accreditations: Risk Assessments and Method Statements (RAMS) approved for all specialist sub-contractors (e.g. lift engineers, water treatment specialists).
